A genuine feng shui consultation is among the most practical and consequential investments you can make in the wellbeing of your home, your business, and the people who inhabit them. It is not a mystical ceremony or a decorating session — it is a rigorous, site-specific analysis that draws on centuries of classical Chinese environmental science to identify the energetic strengths and vulnerabilities of your space and provide actionable, measurable remedies. As Master Yap Tian Xuan, I have conducted hundreds of residential and commercial feng shui audits across Malaysia and the region. In this guide, I want to demystify the process: what happens during a consultation, what I look for, what you will receive at the end, and how to prepare so that you get the maximum value from your session. Whether you are buying a new home, navigating a difficult period, or simply ready to take your living environment seriously, this article will tell you exactly what to expect. For foundational context, I recommend reading our feng shui guide first.
What Is a Feng Shui Consultation?
A feng shui consultation — also called a feng shui audit — is a professional, on-site assessment of a property’s energetic profile. It is conducted by a trained classical feng shui practitioner using a luopan (Chinese geomantic compass), the building’s floor plan, information about the property’s age and facing direction, and data about the occupants’ personal BaZi profiles.
The goal is to identify four things:
- Which sectors of the property carry auspicious energy that should be activated and utilised
- Which sectors carry challenging energy that should be remedied, sealed, or avoided
- How the current annual and period energies are affecting the property’s base chart
- How the occupants’ personal destiny charts interact with the home’s energetic map
The outcome is a precise set of recommendations — covering furniture placement, sector activation, element remedies, and timing — specific to your property and your family, not generic rules lifted from a book.
What Master Yap Assesses
A classical feng shui audit considers multiple layers of information simultaneously. No single factor tells the full story; it is the integration of all these layers that produces an accurate diagnosis.
External environment (外巒頭, Form School). Before stepping inside, I assess the landforms surrounding the property: the quality and direction of incoming mountain energy (山, shān), the presence and quality of water bodies (水, shuǐ), the orientation of roads, the proximity of structures that may create sha qi (殺氣, harmful or aggressive energy), and the overall landscape configuration. Properties with good external form have a strong foundation that internal feng shui can then refine.
Building facing direction. Using the luopan, I take precise compass readings from multiple points to determine the property’s accurate facing direction. This is foundational: the facing direction, combined with the year of construction, generates the property’s Flying Star chart — the primary energetic map of the building.
Flying Star chart analysis. The Flying Star (玄空飛星) chart reveals the energetic character of each of the nine sectors. Each sector receives a mountain star (governing health, relationships, and people luck) and a water star (governing wealth and career luck), scored from 1 to 9. I identify which combinations are auspicious, which are inauspicious, and how the current period and annual energies compound or mitigate these base energies.
Floor plan and room placement. I cross-reference the Flying Star chart with the actual floor plan to assess whether key rooms — the master bedroom, main door, kitchen, and home office — are positioned in sectors that support or undermine their function.
Occupants’ personal profiles. I factor in the Kua number (卦數) and BaZi (八字) profiles of key occupants, particularly the head of household. Use our Kua number calculator to find yours before your session.
The Classical Flying Star Audit Process
My consultation follows the established methodology of classical Flying Star feng shui in a structured sequence.
Pre-visit preparation. Before arriving, I request the floor plan, the year the building was completed (or substantially renovated), and the birth dates of key occupants. This allows me to pre-calculate the base Flying Star chart and identify probable areas of focus before setting foot on the property.
On-site assessment. The on-site visit typically takes two to three hours for a standard residential property. I take luopan readings at the main door, the centre of the property, and other key points; I walk the perimeter to assess external landforms; I assess the internal layout room by room; and I photograph areas of concern for the written report.
Chart interpretation and remedy design. After the site visit, I prepare a full written report that maps the Flying Star chart onto the floor plan, identifies auspicious and inauspicious sectors with their specific star combinations, and prescribes element-based remedies for each sector. Remedies may include water features, specific colours or materials, furniture adjustments, and timing recommendations.
Debrief session. I present findings and recommendations in a debrief meeting — either in person or via video call — walking through the report, explaining the rationale behind each recommendation, and answering your questions in full. The goal is that you leave the debrief fully understanding your property and confident in implementing each change.
What You Receive After the Consultation
Following the consultation, clients receive a comprehensive written report that includes:
- A complete Flying Star chart mapped to the property floor plan
- Sector-by-sector analysis of all nine zones
- Specific element remedy recommendations with placement instructions and rationale
- A personal Kua number analysis for key occupants
- Annual star overlay analysis for the current year
- A prioritised action list so you know exactly where to start
This report is a practical working document — not a decorative certificate — that you can refer to and act on over the months and years ahead as you implement each recommendation at your own pace.
Who Benefits Most from a Consultation
A feng shui consultation is appropriate for a wide range of circumstances. Clients who typically derive the greatest value include:
Home buyers and renters assessing a prospective property before committing to a purchase or lease. Identifying a property’s Flying Star configuration before you move in — rather than after — gives you the full picture and the opportunity to make a genuinely informed decision.
Business owners experiencing persistent operational difficulties, staff turnover, or financial stagnation that conventional analysis cannot fully explain. Commercial feng shui audits address the energetic factors that affect team dynamics, customer flow, and financial performance in ways that are measurable over time.
Families navigating life transitions — a new marriage, the arrival of children, a significant career change, or a health challenge. These transitions often coincide with or trigger a need to reassess the energetic alignment of the living environment.
Anyone who has tried conventional solutions without resolution. Sometimes the missing piece is the environment itself. A professional feng shui and BaZi analysis can reveal environmental factors that compound personal destiny challenges — and show you precisely how to address them.
How to Prepare for Your Session
To ensure your consultation runs smoothly and productively, gather the following before your appointment:
- The floor plan of your property — as accurate as possible, ideally to scale
- The year the building was completed or last substantially renovated
- Full birthdates (day, month, year, and time of birth if available) of all key occupants
- A list of the specific concerns or aspirations you want to address — health, wealth, relationships, career, or a particular room that has always felt uncomfortable
The more information you bring, the more precise and immediately actionable the consultation will be. There is no need to move furniture or make any changes before I arrive — I want to see the property in its current, natural state.

Frequently Asked Questions
Is a feng shui consultation worth the cost?
Clients typically recoup the consultation fee many times over through better property decisions, improved business performance, reduced stress, and a living or working space that genuinely supports their goals. Every recommendation in the report is actionable and measurable — there are no vague suggestions.
How long does a consultation take?
A standard residential audit takes approximately two to three hours on site, depending on the size and complexity of the property. The written report is delivered within three to five working days.
Do I need to believe in feng shui for it to work?
Feng shui is classical environmental science, not a belief system. The energetic dynamics of a space — its orientation, layout, and the interaction between its sectors — exist whether you are aware of them or not. A consultation simply makes them visible and gives you tools to work with them. Many of Master Yap’s clients are first-time sceptics who become long-term clients after seeing measurable results.
Can you do feng shui for a rented home or apartment?
Absolutely. Many of Master Yap’s consultations are for rented properties. The recommendations focus on non-structural remedies — furniture placement, sector activation, colour adjustments, and element corrections — that you can implement without altering the building itself.
How is an online consultation different from an on-site visit?
Online consultations follow the same classical Flying Star methodology using your floor plan and photographs. The key difference is that Master Yap cannot assess the external landforms (Form School) in person. For most urban properties — condominiums, apartments, and standard landed homes — the online audit still delivers highly accurate and actionable results.
